Current Situation Survey of Long-Term Rental Apartment in Qiantang District

Company overview

Hangzhou Anjuifang Group Co., Ltd. is a leading operator of affordable housing and talent housing in the Hangzhou region, operating multiple long-term rental apartment brands including "Ningchao." The company is committed to providing high-quality, full-cycle housing rental services for local residents and various types of talent, meeting diverse and multi-layered housing needs. Leveraging extensive experience in managing affordable housing and apartment projects, Hangzhou Anjuifang Group has established a strong market reputation and industry influence, particularly in the Qiantang District and surrounding areas.

Research background

In the context of accelerating urbanization, the housing rental market has increasingly become a key focus of public concern, especially in first-tier and new-first-tier cities. The Qiantang District of Hangzhou, as a core growth pole for urban economic development, has seen a continuous influx of population, driving rapid growth in housing rental demand and intensifying competition within the apartment market. To enhance its competitiveness in the regional market, Hangzhou Anjuifang Group has commissioned a comprehensive investigation to thoroughly understand the market performance and operational models of major apartment brands in the Qiantang District. This effort aims to refine product and service strategies, improve operational efficiency, and enhance customer satisfaction, thereby supporting sustainable development.

Research scope

In July 2024, CEIDEA Research was commissioned by Hangzhou Anjuifang Group to conduct an in-depth market study on the long-term rental apartment sector in the Qiantang District. The research first conducted a comprehensive survey of key apartment projects within the region, collecting data through desk research and on-site visits to understand project backgrounds, operating entities, occupancy rates, facility configurations, and market positioning. Subsequently, using the "mystery shopper" method, field visits were conducted to key competing apartment brands to obtain first-hand data on rental pricing, service processes, operational responsiveness, and hardware/software configurations. Based on these findings, the core strengths and potential weaknesses of each competitor were assessed, providing targeted recommendations for product and service optimization for the Anjuifang Group. Finally, integrating market trends and research insights, a strategic recommendation report covering operational improvements, product strategy adjustments, and long-term development pathways will be delivered to support the company's future market expansion with both theoretical guidance and data-driven insights.

Expected outcomes

This study will provide Hangzhou Anjuifang Group with detailed and accurate data on the competitive landscape and operational realities of the long-term rental apartment market in the Qiantang District. It will help the company identify gaps and areas for improvement in its current product and service offerings. The research findings will not only support the development of more scientific pricing strategies and product positioning, but also enhance project service experiences and customer satisfaction by drawing on competitive best practices, thereby strengthening brand appeal and market share. Additionally, the strategic recommendations provided in the report will serve as a systematic reference for the company's future expansion and deepening operations within the regional rental market, helping to solidify its leadership position in the industry.
