Research background

In recent years, with the continuous advancement of Xingqin Guangdong-Macau Deep Cooperation Zone construction, urban renewal has accelerated, and Hongqi Village, as a key spatial node within the district, now faces a significant opportunity for comprehensive redevelopment. The positioning of the commercial component during planning and construction will directly influence the vitality and long-term operational sustainability of the overall project. To ensure that the commercial planning better aligns with market demands and consumption trends, Xingqin Shenhe Investment Co., Ltd. aims to gain a deep understanding of the consumption preferences and behavioral characteristics of different consumer groups through this study, identifying the genuine needs of target audiences regarding business formats, functional layouts, and service facilities—thereby enhancing the scientific rigor and implementability of the Hongqi Village redevelopment project.

Research scope

In July 2025, CEIDEA Research was commissioned by Xingqin Shenhe Investment Co., Ltd. to conduct a market questionnaire survey on the commercial component of the Hongqi Village redevelopment project. This study focused on three core research groups: tourists, residents of Xingqin, and Macau tourists, and implemented on-site intercept interviews at three key sampling points: Hongqi Village, Xingqin Port of Entry, and Xinjie Community. A total of 1,000 respondents were surveyed using offline tablet-based questionnaires, administered by professional interviewers at designated locations to ensure the representativeness and reliability of the data. The survey content covered dimensions such as basic demographics, consumption habits, brand preferences, and service needs, integrating both subjective evaluations and specific recommendations to comprehensively capture the expectations and suggestions of different consumer segments regarding the commercial space of Hongqi Village, thereby establishing a multi-dimensional consumer profile and market demand analysis framework.

Expected outcomes

This study is expected to clearly identify consumer interest in the commercial redevelopment of Hongqi Village, their visitation intentions, and potential consumption capacity, accurately capturing differences among various groups in terms of consumption types, price sensitivity, brand preferences, and service demands. Additionally, it will aggregate public opinions and suggestions on commercial planning, business format configuration, and public service provisions, forming targeted optimization directions. The research findings will provide robust data support and strategic insights for the functional positioning, spatial design, and marketing strategies of the commercial component of the Hongqi Village project, significantly improving its market alignment and operational feasibility, and driving dual improvements in economic returns and social value.
