Research background

In 2019, Vanke Property Development successfully acquired a residential land parcel in Luning District, Shunde, Foshan. The site is located in the core industrial area, surrounded by numerous manufacturing factories and migrant workers, indicating a potential demand for residential living. To ensure that the product design and marketing strategy of the project align closely with actual market needs, Vanke requested a systematic study of the primary population—factory workers—in the area surrounding the plot. The research aims to investigate the living behaviors, consumption levels, and housing intentions of this group, providing solid, objective data to support the subsequent development positioning.

Research scope

In 2020, CEIDEA Research was commissioned by Vanke Foshan to conduct a targeted study of the factory worker population within a 1-kilometer radius of the Shunde Luning plot. Using offline questionnaires, the research team conducted door-to-door or fixed-point interviews with factory workers at various levels, including frontline employees and mid-level managers, collecting valid samples. The study covered key aspects such as demographic profiles (age, place of origin, household structure), income levels, monthly expenditure patterns, current living arrangements (renting, dormitory, or purchasing), attention to living comfort, future intentions and budgets for renting or purchasing housing, preferences for residential amenities, expected payment capacity, and preferred payment methods. Additionally, the research explored the subjects' information sources, brand awareness mechanisms, and their acceptance thresholds for residential products, gathering valuable insights for future precision marketing.

Expected outcomes

This research will provide a precise and authentic portrait of the core characteristics and genuine housing needs of the factory worker population surrounding the plot. It will reveal their behavioral tendencies between renting and purchasing, price sensitivity, and demands for living comfort. These insights will help the development team clearly define the target customer segment, optimize product and design strategies—particularly in terms of unit configurations, pricing strategies, facility planning, and marketing messaging—ensuring a more accurate and effective alignment. Additionally, by understanding the population's preferred media channels and information reception patterns, the research will serve as a foundation for future marketing strategy formulation and communication pathway selection, thereby enhancing the overall market entry efficiency and conversion potential of the project.
