Company overview

Xinghe Holding Group was founded in 1988 and has grown into a major, comprehensive investment group through its diversified business portfolio. The group operates in five core business segments: real estate, finance, industry, property development, and property management. Its business scope includes real estate development, urban renewal, hotel management, property services, financial investment, and industrial operations. The Shenzhen Xinghe Smart Park Operations Company, a subsidiary focused exclusively on park operations, is responsible for park planning, construction, and post-development management. The company currently operates park projects in Huizhou and Chengdu, among other locations.

Research background

With the accelerated development of the Guangdong-Hong Kong-Macao Greater Bay Area, industrial parks have become a key component in driving economic growth, promoting innovation, and fostering industrial clustering—drawing significant attention from stakeholders across sectors. The Xinghe Smart Park Operations Company is committed to enhancing the overall service quality and supporting infrastructure of industrial parks to meet the diverse needs of various industries and enterprises, thereby strengthening the parks' competitiveness. To this end, the company has initiated this research project to investigate the infrastructure development of benchmark industrial parks in the Greater Bay Area. By analyzing different types of parks—including office-based (e.g., office towers O and low-density headquarters H), R&D-focused (R), and production-oriented (F) parks—the study aims to develop standardized infrastructure solutions tailored to each park type. This will further improve the parks' appeal and functional effectiveness.

Research scope

In November 2020, CEIDEA Research was commissioned by the Xinghe Smart Park Operations Company to conduct a study on the infrastructure development of benchmark industrial parks in the Guangdong-Hong Kong-Macao Greater Bay Area. The study covers three types of industrial parks: office parks (e.g., office towers O and low-density headquarters H), R&D parks (R), and production parks (F). The primary objective is to comprehensively understand the current state of infrastructure development across these park types—including residential, service, industrial, engineering, and transportation facilities—identify genuine infrastructure needs, and optimize infrastructure planning from the park’s operational perspective. Additionally, the study will examine specific infrastructure components that should be incorporated during Phase I and Phase II development, and propose reasonable development planning recommendations to ensure effective financial operations and optimized infrastructure delivery.

Expected outcomes

This research will provide the Xinghe Smart Park Operations Company with in-depth insights into the infrastructure development of different types of industrial parks, clearly identifying actual needs and establishing rational planning frameworks. The findings will serve as data support for Xinghe Group’s future industrial park development, enabling improvements in park product design and operational strategies, and enhancing market appeal and competitiveness. Furthermore, the results will offer practical and actionable recommendations for the long-term development of Xinghe Group’s park portfolio, promoting efficient operations and sustainable growth in the company’s park development and management activities.
