Bixin Plaza is located at the intersection of Airport Road and Huiqiao South Road in Baiyun District, Guangzhou, serving as a landmark urban complex where two major commercial hubs in northern Guangzhou converge. Since its opening in 2005, Bixin Plaza has evolved from an initial community-oriented shopping mall into a multifunctional, fashion-forward commercial destination integrating retail, dining, culture, and entertainment. Its consumer tier and brand composition have continuously upgraded, establishing it as one of the most valuable commercial complexes in northern Guanginois. Leveraging its strategic location and stable operations, Bixin Plaza has consistently maintained its position as the region's leading consumer destination.

Research background

In recent years, commercial hubs in northern Guangzhou have rapidly developed, leading to increasingly intense market competition. The opening of large-scale shopping centers such as Wanda Plaza and Terminal 5 has drawn off significant numbers of high-end consumers, resulting in varying degrees of customer attrition among Bixin Plaza's premium consumer base. Under these circumstances, Bixin Plaza urgently requires a new round of development and planning—particularly for the fourth and fifth phases—to upgrade its functions and reposition its brand. To formulate a more market-responsive expansion strategy, a comprehensive understanding of current customers' satisfaction levels and consumption behaviors is essential, along with identifying the core needs of high-potential consumer segments. This will provide data-driven support for targeted retail recruitment and operational adjustments.

Research scope

In July 2015, CEIDEA Research was commissioned by Guangzhou Bixin Commercial Co., Ltd. to conduct a specialized study on the consumption power within the commercial district surrounding Bixin Plaza. The research employed methods including questionnaire surveys, in-situ observations, and targeted focus group interviews, covering both the core customer base currently present at the plaza and high-potential adjacent populations. Survey topics included consumer demographic profiles, shopping frequency, product preference, service experience evaluations, brand awareness, shopping route analysis, and comparative assessments against competing shopping centers. Additionally, the study analyzed the reasons behind the attrition of the high-end customer segment, focusing specifically on the expectations and unmet needs of target customers regarding brand portfolios, leisure functions, and experiential environments, in order to support the positioning of new projects, retail recruitment strategies, and precision marketing initiatives.

Expected outcomes

This study will deliver a comprehensive diagnostic report on customer behavior and satisfaction, identifying core operational weaknesses and consumer pain points within the current commercial operations. Based on these findings, specific improvement recommendations will be proposed to enhance customer satisfaction and loyalty. Furthermore, the research outcomes will enable the company to clearly define the market positioning for the fourth and fifth-phase expansion projects, identify key demand trends among mid-to-high-end consumers, and provide a data foundation for brand recruitment, business format planning, and spatial layout—ultimately helping Bixin Plaza reestablish its core competitive appeal in the new wave of commercial competition and further solidify its leadership position in the northern Guangzhou commercial landscape
