In recent years, 'one-stop shopping' and 'experience-based consumption' have become core trends in new commercial centers, with consumers demanding higher functionality and service standards from shopping malls. Amid rapid development of commercial real estate nationwide, homogenization competition among shopping centers has intensified. To differentiate itself in the regional market and effectively avoid homogenized development, Wangxiang Real Estate hopes to leverage professional market research to deeply understand the consumption preferences, behavioral patterns, and commercial district composition of local consumers in Zhanjiang, providing strategic guidance for mall operations optimization and targeted retail leasing.
Research scope
In 2014, CEIDEA Research was commissioned by Zhanjiang Wangxiang Real Estate Development Co., Ltd. to conduct a specialized consumer study on the 'Wangxiang Jinxia Bay Plaza' shopping mall. This research employed a multi-method approach, including questionnaires, on-site intercept interviews, and focus group discussions, covering both the core urban areas and surrounding regions of Zhanjiang. It systematically collected data on consumer visit frequency, primary consumption categories, shopping pathways, brand preferences, service expectations, and leisure and entertainment needs. Additionally, the study analyzed the mall's perceived positioning and appeal in the minds of consumers, identified the impact of competitive commercial districts on foot traffic distribution, and proposed recommendations for functional zoning and brand mix based on the local market structure.
Expected outcomes
Through this research, the Wangxiang Jinxia Bay Plaza will gain a comprehensive understanding of the structural characteristics and behavioral patterns of Zhanjiang's core consumer groups, clearly identifying their primary motivations and pain points within shopping malls.
