(referred to as 'CRCC') is a wholly-owned subsidiary of China Railway Construction Corporation, a global Fortune 500 company, and is directly supervised by the State Council's State-owned Assets Supervision and Administration Commission. CRCC primarily engages in real estate investment and development. Leveraging its strong resource base and extensive project experience, CRCC has developed a series of influential real estate projects nationwide, spanning residential, commercial, and urban complex developments

Research background

Situated in the core Station West business district of Guangzhou, the Wontong International Fashion Plaza enjoys convenient transportation access and is one of CRCC's key commercial projects. However, as competition in Guangzhou's fashion wholesale market intensifies, issues such as dispersed foot traffic and declining merchant interest in joining have become increasingly evident. To improve overall operational efficiency, optimize the mix of business formats, and enhance market appeal, CRCC has initiated an in-depth study to gather first-hand market data

Research scope

In February 2018, CEIDEA Research was commissioned by China Railway Construction Real Estate Group to conduct a comprehensive study of the Wontong International Fashion Plaza and its primary competitors. The research focused on two core groups: consumers and shop owners in the fashion wholesale market. Survey content included consumer behavior, information sources, mall evaluations, leasing policies, business format distribution, marketing strategies, hygiene and security conditions, among other aspects. The study employed a combination of questionnaire surveys and qualitative interviews to gain a deep understanding of the operational characteristics of wholesale markets and the current challenges faced by the Wontong International Plaza.

Expected outcomes

The final research findings will comprehensively reveal Wontong International's competitive position and strengths and weaknesses within the Station West business district, identify key customer demand characteristics, and clarify successful strategies employed by its competitors. The report will provide data-driven support for formulating precise business format adjustments, improving service quality, refining leasing policies, and implementing more attractive marketing campaigns—ultimately helping to increase both merchant occupancy rates and consumer foot traffic
