Company overview

Guangzhou Ruixin Investment Co., Ltd. is a specialized real estate investment and development company. It has jointly invested with the locally renowned Yongfu Hotel to develop Dase Plaza, located in Dangang Town, Nansha District. This project marks the first large-scale commercial complex in the area. Situated in a well-connected location with gradually improving surrounding facilities, the project aims to fill the commercial development gap in Dangang Town, enhance regional consumption levels, and drive overall urban functional upgrades

Research background

With the rising living standards in the southwest of Panyu District, particularly in Dangang Town, residents' demand for high-quality commercial facilities has intensified. Due to the relatively lagging development of commercial infrastructure in the region, significant market opportunities exist. To ensure that Dase Plaza establishes a clear target positioning from the outset and avoids homogenized competition, it is essential to accurately grasp the needs and consumption trends of the surrounding commercial district. A comprehensive market research effort is urgently required to provide scientific basis for subsequent commercial planning.

Research scope

In April 2015, CEIDEA Research was commissioned by the Dase Plaza developer to conduct a multi-dimensional study of the core commercial districts within a 3-kilometer radius of the project. The research covered four key areas: consumers, investors, non-dominant merchants, and the overall commercial district. For consumers, the focus was on demographic characteristics, shopping behaviors, and consumption needs, along with an assessment of their perceptions toward competing malls. Investor interviews centered on their investment intentions and preferences. Merchant surveys evaluated the operational status and potential for new entrants among non-dominant businesses. A comprehensive district-level survey systematically analyzed the commercial structure and foot traffic volume. By integrating multiple perspectives, a holistic market landscape was constructed.

Expected outcomes

The research findings will provide detailed data support for the commercial positioning, retail mix planning, brand attraction, and targeted marketing strategies of Dase Plaza. This will enable the developer to scientifically align with market demands, establish differentiated competitive advantages, and enhance the project's commercial value and regional competitiveness, thereby fostering a positive interaction between commercial development and urban progress
