Beijing Blue Harbor Property Development Co., Ltd. is the operator of the Blue Harbor International Business District, committed to establishing China's first Lifestyle Shopping Park. Located in Chaoyang District, Beijing, the district is a large-scale premium commercial complex integrating shopping, dining, entertainment, and leisure functions. Currently, the district hosts over 600 retail brands, more than 30 dining concepts, over 20 waterfront bars, and multiple high-end entertainment facilities, making it one of Beijing's most recognized urban consumption destinations.
Research background
Although Blue Harbor benefits from an advantageous geographical location and a strong brand portfolio, recent trends show a slowing growth in foot traffic, insufficient consumer spending power, gaps in service quality, and misalignment between its operational mix and target customer segments. As urban commercial competition intensifies, the project must reevaluate its current operational strategies and leasing structure to achieve more precise market positioning and improved operational fit. Blue Harbor aims to gain a deeper understanding of target consumers' behavioral patterns and preferences, in order to develop actionable optimization strategies.
Research scope
In October 2015, CEIDEA Research was commissioned by Beijing Blue Harbor Property Development Co., Ltd. to conduct an in-depth study of the commercial district. The research employed a mixed-method approach, combining quantitative surveys and qualitative in-depth interviews to analyze consumer behavior. Key focus areas included consumer demographics, purchasing power, consumption preferences, daily shopping routines, leisure and entertainment habits, brand awareness, and overall evaluations and recommendations regarding Blue Harbor. Additionally, comparative analysis with competing projects was conducted to assess the appeal, service quality, and performance gaps between current brand offerings and consumer expectations.
Expected outcomes
The final research report will provide comprehensive data support in key areas including target customer segmentation, consumption behavior analysis, customer needs identification, recommendations for operational mix optimization, and service experience enhancement. This will serve as a scientific basis for Blue Harbor to develop more targeted leasing strategies, service improvement initiatives, and marketing promotion plans, thereby reinforcing its position as a leading premium commercial destination in Beijing.
