Research background
Following the successful hosting of the 2010 Guangzhou Asian Games, Guangzhou's urban infrastructure has seen significant improvements. As the primary investor and builder, Guangzhou City Investment Group has begun transitioning from a single government financing platform to a market-oriented operational entity. To further enhance the management and operational quality of its commercial projects, strengthen merchant loyalty and satisfaction, and identify key challenges and pain points, Guangzhou City Investment Group initiated a merchant satisfaction survey to scientifically evaluate current management and service performance, understand merchant needs and development bottlenecks, and refine its overall operational strategies
Research scope
In April 2013, CEIDEA Research was commissioned by Guangzhou City Investment Group to conduct a merchant satisfaction survey across multiple commercial property projects under its management. Through a combination of telephone interviews and on-site questionnaires, the study systematically explored merchants' real operational experiences and expectations for improvement across five key dimensions: property management, rental and sales pricing rationality, mall hygiene and cleanliness, foot traffic volume, and promotional activities. The survey also collected merchant feedback on market positioning, operational events, and customer flow guidance, identifying current management weaknesses and potential areas for optimization
Expected outcomes
The research findings provide actionable strategic recommendations for Guangzhou City Investment Group to improve mall operational efficiency, boost merchant confidence, and refine service processes. It helps establish a more systematic merchant communication mechanism and management evaluation framework, thereby enhancing the overall competitiveness of commercial real estate assets. Additionally, the experience and data gathered from this study serve as practical reference models and decision-making benchmarks for future property management and leasing strategies across other projects within the City Investment Group
