China Railway Construction Real Estate - Commercial Positioning Study of Tianjin China Railway Construction Plaza

Company overview
The China Railway Construction Plaza is a large-scale urban complex developed by China Railway Construction Real Estate Group. Located at the intersection of Jinzhonghe Street and Shijing Road in Hebei District, Tianjin, the project covers a total built-up area of 1150,000 square meters and includes multiple property types such as a shopping mall, office buildings, and residential units. As a property directly above the subway Line 6, the project enjoys significant transportation advantages, comprehensive surrounding facilities, and a high population density in its service area. It represents one of China Railway Construction's key commercial real estate developments in the North China region
Research background
As Tianjin's commercial landscape matures and consumer expectations for shopping experiences continue to rise, the China Railway Construction Plaza shopping mall faces the challenge of establishing a differentiated positioning in a fiercely competitive market. To accurately identify target consumer segments, rationally plan commercial formats, and enhance operational efficiency, China Railway Construction Real Estate Group seeks external research support to obtain detailed market and consumer data, providing a scientific basis for the project's commercial positioning and leasing strategy.
Research scope
In October 2017, CEIDEA Research was commissioned by China Railway Construction Real Estate Group's Commercial Property Development and Management Company to conduct a commercial positioning study for the China Railway Construction Plaza shopping mall. The research scope includes an overview of the commercial market conditions in Hebei District, an analysis of competing commercial projects within and outside the core commercial districts within a 3-km radius of the project, and insights into consumer characteristics, consumption behaviors, preferences, perceptions, and expectations regarding the China Railway Construction Plaza. Research methods combine on-site questionnaires, in-depth consumer interviews, and on-site visits to key commercial districts, providing a comprehensive evaluation of the market environment and target customer needs.
Expected outcomes
This study will provide systematic data support and strategic recommendations for the commercial positioning, retail mix, leasing direction, and marketing strategy of the China Railway Construction Plaza. The report will help the project team establish a differentiated competitive path, optimize leasing resource allocation, enhance the project's commercial appeal and operational efficiency, and ensure its distinctiveness within Tianjin's Hebei District commercial landscape, achieving sustainable and stable development
