Research background

In the context of an evolving urban commercial landscape and increasingly intense property leasing competition, determining attractive and reasonable rental conditions tailored to different types of tenants has become a key factor in optimizing Chongqing Gaoke Group's operational strategies. Facing challenges such as inconsistent rental rates and converging retail formats, the group aims to conduct a systematic investigation to understand current rental trends and tenant requirements across commercial complexes in the region, providing data-driven insights and strategic guidance for its leasing strategies.

Research scope

In February 2018, CEIDEA Research was commissioned by Chongqing Gaoke Group to conduct a focused study on two key projects: the Xinghui Two Jiang and the Underground Commercial Zone at Chongqing North Railway Station. Using a combination of macro-level analysis, on-site visits, and telephone surveys, the research team conducted an in-depth investigation of representative commercial complexes across Chongqing. The study covered current rental rates, business entry conditions, and incentive policies across different floors, business formats, and area segments. By analyzing industry trends, the research also assessed the potential direction of future rental price movements, aiming to provide Chongqing Gaoke Group with precise and actionable leasing pricing strategies.

Expected outcomes

This study will provide Chongqing Gaoke Group with a comprehensive overview of rental pricing patterns across commercial complexes in the region, enabling the group to establish reasonable rental rates and business conditions for different floors, area segments, and business types within the Xinghui Two Jiang and the Underground Commercial Zone at Chongqing North Railway Station. The findings will not only enhance the targeting and effectiveness of leasing negotiations but also support the development of differentiated leasing strategies and optimized commercial value positioning, ultimately promoting efficient operations and sustainable profitability of the projects in the market.
