Foshan XinyunTai Real Estate Development Co., Ltd. - Consumer Demand Research for a Commercial Complex

Company overview
Foshan XinyunTai Real Estate Development Co., Ltd. is a regional real estate developer specializing in the development and operation of urban commercial complexes. Guided by the philosophy of "market-driven and quality-focused," the company has successfully delivered multiple commercial and residential projects in areas such as the Foshan Financial High-Tech Zone, aiming to enhance and innovate regional urban commercial functions. In recent years, the company has actively explored smart business models to achieve digital and intelligent transformation of its commercial projects
Research background
In the context of widespread smartphone adoption and rapidly evolving consumer behaviors, the traditional retail model relying on single sales channels faces significant challenges. Shopping malls urgently need to leverage digital technologies to improve service efficiency and customer experience, adapting to the online-to-offline (O2O) integration trend. Foshan XinyunTai Real Estate plans to introduce an O2O business model in a newly developed commercial mall at the Foshan Financial High-Tech Zone, achieving seamless integration between online and offline services, breaking down the boundaries between physical and virtual spaces, and enhancing the mall's overall competitiveness. To ensure the feasibility of this model, a comprehensive environmental scan and target customer research is required.
Research scope
In August 2014, CEIDEA Research was commissioned by Foshan XinyunTai Real Estate Development Co., Ltd. to conduct a feasibility study on the O2O operational model for its new commercial project. This study adopted a combined macro and micro approach, analyzing policy environments, regional consumption structures, and technological acceptance levels. Through quantitative questionnaires and qualitative in-depth interviews with consumers in the Foshan Financial High-Tech Zone and surrounding areas, the research explored consumer behaviors and preferences regarding online shopping, offline experiences, information services, and willingness to use mall apps. Additionally, competitive benchmarking of existing O2O case studies was conducted to evaluate their operational performance and user engagement, providing Foshan XinyunTai with differentiated operational recommendations.
Expected outcomes
The final research findings will provide a data foundation for the client to build an O2O commercial operation framework, offering scientific recommendations in areas such as user need identification, service function design, system development, brand recruitment alignment, precise marketing strategies, and commercial positioning optimization—ensuring the efficient implementation of the O2O business model within the project and helping the company establish a new benchmark for smart commercial development in the region
