Research background

With the continuous advancement of integrated development in the Guangdong-Hong Kong-Macao Greater Bay Area, the Zhuhai region, particularly the Xiangqin district, has become a hotspot for investment and property acquisition. Mid-to-high end apartment products have gradually become the market mainstream, and real estate developers are increasingly demanding key data on potential buyers' intentions to purchase, their residential preferences, and their awareness of specific projects. To provide reliable evidence for the precise positioning and product design of future mid-to-high end apartment projects in the Xiangqin area, JLL urgently needs to conduct a systematic survey to gain a deep understanding of the actual needs of the target consumer group.

Research scope

In November 2013, CEIDEA Research was commissioned by Guangzhou JLL Property Services Co., Ltd. to conduct a specialized survey on apartment consumer behavior in the Zhuhai region. This study employed a quantitative questionnaire approach, targeting potential apartment buyers among local and out-of-town permanent residents. The survey collected comprehensive information on respondents' current living conditions, motivations for purchasing, key product considerations (such as floor area, facilities, brand, and property management services), price tolerance, regional preferences, and awareness and investment intentions toward the Xiangqin area. Additionally, the research explored market demand for mid-to-high end apartment products, including functional expectations and brand perception, to support precise market segmentation and positioning of the project.

Expected outcomes

The research will systematically present the consumption structure and preference trends in Zhuhai's apartment market, identify key appeal factors and market opportunities for mid-to-high end products in the Xiangqin area, and provide data-based foundations and strategic direction for product planning, pricing strategies, and customer targeting. The findings will enable JLL to offer development companies with more targeted market positioning recommendations, thereby promoting differentiated competition and efficient sales for apartment projects in the fiercely competitive regional market.
