Research background

As urban commercial landscapes continue to evolve, consumer demands and lifestyles are becoming increasingly diverse, presenting traditional commercial complexes with dual challenges of functional renewal and value redefinition. Beijing Capital plans to invest in and develop a commercial complex project in a target area, requiring a comprehensive market assessment to understand the current state of commercial development, competitive dynamics, and key consumer demographics in the region. This will ensure the project possesses differentiated competitiveness and precise market positioning from the outset, laying the foundation for subsequent leasing strategies and operational planning

Research scope

In July 2019, CEIDEA Research was engaged by Beijing Capital to conduct a specialized positioning study for a commercial complex project. The research consists of two main components: first, a macro-level scan of the regional commercial market, systematically evaluating the commercial atmosphere, maturity of business formats, economic underpinnings, consumer base, and policy environment in the target area, while analyzing the positioning, leasing mix, and operational strategies of key surrounding commercial properties (direct and potential competitors); second, in-depth consumer insights derived from qualitative interviews and quantitative surveys conducted among residents in the project's surrounding neighborhoods, providing a comprehensive understanding of demographic characteristics, consumption capacity, consumption habits, preferences for dining, entertainment, and retail, as well as their level of awareness and expectations regarding the proposed project.

Expected outcomes

This study will provide Beijing Capital with a systematic and data-driven basis for commercial market positioning, clearly identifying functional gaps and market opportunities within the region. The final report will propose actionable recommendations for business format combinations, supporting the determination of the project’s thematic direction and key scene development priorities. Additionally, it will provide data and strategic guidance for marketing timing, promotional channels, and core messaging, enabling Beijing Capital to deliver a high-attraction, commercially sustainable commercial complex project
