Dongguan Jia Sheng Property Management Co., Ltd., a subsidiary of Fuying Group, was established in 2002. It is a professional property management company with independent legal status and holds a national Level 2 enterprise qualification. The company possesses extensive experience in property management, overseeing residential communities, villa gardens, and commercial complexes, and is committed to delivering high-quality services to property owners. Current managed projects include Yingcui Haoyuan, Fuying Garden, California Sunshine Garden, and Wansheng Plaza Community.

Research background

Fuying Four Seasons Garden is one of the key residential projects managed by Dongguan Jia Sheng Property Management. It currently serves 745 property owners/tenants. To gain deeper insights into owners' satisfaction with property services and to enhance service quality, Jia Sheng Property Management seeks to conduct a third-party satisfaction assessment to better understand the needs and expectations of its residents. This research will provide data-driven support for improving property management, enabling the company to deliver services more aligned with resident needs.

Research scope

In September 2020, CEIDEA Research was commissioned by Dongguan Jia Sheng Property Management to conduct in-home interviews with 745 owners/tenants in the Fuying Four Seasons Garden community. The survey assessed satisfaction across five core service areas: security management, cleaning and landscaping, engineering maintenance, community cultural activities, and customer service. Additionally, the study identified the underlying reasons for dissatisfaction among owners/tenants, helping the company uncover potential issues and providing actionable guidance for future service improvements.

Expected outcomes

The final research report will provide a comprehensive analysis of the satisfaction and feedback from residents regarding property services in the Fuying Four Seasons Garden community, clearly identifying strengths and areas for improvement. Based on these findings, the report will offer practical recommendations for optimizing community facilities, enhancing service quality, and strengthening resident loyalty—ultimately helping the company improve service levels, meet resident expectations, and strengthen its market competitiveness
