Research background

As homeowners' expectations for living quality and service experiences continue to rise, property service enterprises are facing unprecedented challenges and opportunities. Runjia Property Management, as a key business segment of China Resources Wanhua Life, aims to enhance service quality and customer satisfaction by conducting a dedicated owners' satisfaction survey at its managed project—the Shanghai Huangdu Garden community. Through a systematic evaluation of service levels and customer needs, Runjia Property Management intends to identify service weaknesses and further optimize service processes and resource allocation to strengthen owner loyalty.

Research scope

In November 2021, CEIDEA Research was commissioned by Runjia Property Management to conduct a satisfaction survey among nearly 800 homeowners in the Shanghai Huangdu Garden community. The study employed multiple data collection methods, including SMS notifications, telephone interviews, and QR code scanning, to ensure broad representation and data validity. The survey covered various dimensions of property services, such as daily cleaning, security services, maintenance response, park environment, and communication efficiency. Collected data were then compared against CEIDEA Research's database of owner satisfaction metrics to identify service gaps and priority improvement areas. Additionally, the study explored homeowners' and tenants' future expectations and demands for property management services.

Expected outcomes

This research will provide Runjia Property Management with comprehensive, objective insights into current service performance, clearly identifying strengths and weaknesses. It will help pinpoint key customer concerns and prioritize actionable improvement initiatives. Beyond optimizing service processes and enhancing customer experience, the findings will support Runjia Property Management in building differentiated competitive advantages, strengthening customer loyalty, and elevating its brand image—ultimately enhancing its overall competitiveness in the property management industry
