Henan Dongda Property Management Co., Ltd. was established in August 2009 with a registered capital of 3 million RMB. It is a professional property services company holding a national Class II property management qualification. The company's business operations cover property management, park services, and enterprise management consulting, aiming to build an integrated, multi-service property management platform. Through stable operations and high-quality services, Dongda Property has earned a strong reputation in the industry and has gradually evolved into one of the leading property service enterprises in the local market

Research background

In the context of increasingly intense competition in the property services industry, owner satisfaction has become a key indicator for measuring service quality and corporate reputation. To further enhance service standards and better align with owner needs, Dongda Property intends to conduct a systematic survey to understand owners' authentic feedback on property services, identify service weaknesses, and provide data-driven insights and decision support for service upgrades and management optimization.

Research scope

In September 2018, CEIDEA Research was commissioned by Henan Dongda Property Management to conduct a specialized owner satisfaction survey. The survey focused on six core indicators: 1) Gate security and order management satisfaction; 2) Cleaning and landscaping satisfaction (hygiene and green space maintenance); 3) Engineering and maintenance satisfaction (renovation, elevator and public facility maintenance, and paid repair services); 4) Fire safety management satisfaction (compliance with fire safety regulations and equipment maintenance); 5) Customer service satisfaction (complaint handling, payment services, and employee courtesy); 6) Importance evaluation (owners' relative attention weights across various service dimensions). The survey combined questionnaire administration with on-site visits, and conducted cross-unit comparisons to identify the service areas with the highest owner concern and those requiring the most improvement.

Expected outcomes

This study is expected to comprehensively present the current state of owner satisfaction with Dongda Property services, clearly identify strengths and weaknesses, and determine the most pressing practical needs of owners. The research findings will provide effective strategic recommendations for the company in areas such as improving community facility configurations, optimizing service processes, enhancing staff training, and strengthening customer loyalty, thereby helping the enterprise build a more accurate, efficient, and professional property management system
