Research background

As the real estate industry continues to evolve, property services have become an increasingly critical component in enhancing project value and customer satisfaction, drawing growing attention from developers. To gain a deeper understanding of the current quality of service for its managed projects, identify potential issues, and drive service improvements, the Guangdong Real Estate Division of Lide Group has introduced a third-party mystery customer inspection mechanism. This approach evaluates the effectiveness of the current property service system across multiple dimensions to ensure alignment between service management and the group's brand image.

Research scope

In August 2016, CEIDEA Research was commissioned by the Guangdong Real Estate Division of Lide Group to conduct a comprehensive mystery customer inspection of its property service system. The inspection covered three primary areas: First, sales office inspections, including office hygiene, reception etiquette, execution of promotional activities, and the effectiveness of post-client follow-up processes; Second, residential area inspections, covering product quality, access control systems, property cleaning and security, repair efficiency, parking management, landscaping quality, lifestyle amenities, and complaint response efficiency; Third, commercial plaza inspections, focusing on commercial operations management, property maintenance, effectiveness of promotional events, and compliance in fee management. Through systematic on-site visits and data collection, the study provides a comprehensive picture of current service performance.

Expected outcomes

As a result of this mystery customer inspection, Lide Group will receive a detailed service quality evaluation report that thoroughly identifies operational shortcomings and optimization opportunities across sales office reception, residential property, and commercial property services. The findings will provide scientific recommendations and actionable insights for the client in improving service management mechanisms, enhancing property team training, and elevating customer satisfaction, thereby advancing overall service quality and reinforcing Lide's leadership position in high-quality property management.
