Yian Property Management was established on June 12, 2010, and is a member enterprise under the Yian Investment Group, specializing in property services. Since its inception, the company has adhered to the philosophy of "quality service, customer-centered," striving to integrate advanced property management concepts with China's domestic development realities and exploring a modern property management model tailored to the Chinese context. Yian Property Management operates service projects in multiple cities including Shenzhen, Beijing, and Chongqing, managing diverse property types such as residential communities, office buildings, and commercial complexes, gradually evolving into a comprehensive, professional, and highly competitive property management enterprise.

Research background

With the continuous improvement of urban residents' living standards and their growing pursuit of higher living quality, owner satisfaction in property services has become a key indicator for evaluating the management level of residential communities. To accurately understand the current state of customer satisfaction and gain in-depth insights into residents' real experiences and expectations regarding property services, Yian Property Management plans to conduct a third-party satisfaction survey. By leveraging owner feedback, the company aims to optimize its service mechanisms, enhance service quality, and further strengthen customer loyalty and brand image.

Research scope

In December 2016, CEIDEA Research, on behalf of Yian Property Management, conducted a satisfaction survey targeting four key residential communities in the Shenzhen region: Duiwei Central, Lu Yuan, Rui Zhi Hua Ting, and He Kang Garden Phase I. The survey was carried out through in-home interviews, comprehensively assessing owners' satisfaction and suggestions regarding property services in areas such as order maintenance, environmental cleaning, facility repairs, customer service, and community cultural activities. Additionally, the survey collected residents' perceptions on the completeness of community facilities, sense of security, maintenance of public spaces, management compliance, and community belonging, aiming to identify weak points and potential improvement areas within the service process.

Expected outcomes

The final report will present a comprehensive overview of the current owner satisfaction levels across Yian Property Management's communities in the Shenzhen region, combining quantitative data with in-depth analysis of typical issues. The research findings will provide systematic recommendations for Yian Property Management in enhancing service quality, optimizing facility infrastructure, strengthening communication mechanisms with clients, and refining service processes. These insights will support the company in building high-satisfaction, high-loyalty residential communities and advance its position as a leading benchmark in China's property services industry.
