Research background
In the context of evolving service philosophies and increasingly diverse owner demands, Vanke Property Management urgently needs to establish a systematic service evaluation mechanism to comprehensively assess the current service conditions and customer satisfaction levels of its managed projects, and to identify key factors driving customer referrals and satisfaction improvements. Additionally, to strengthen and enhance its brand influence within the "butterfly zone"—defined as adjacent or competitive projects—Vanke Property Management needs to understand the natural attraction potential of its brand among potential customers. Based on this, Vanke Property Management commissioned a third-party research institution to conduct in-depth field research in key regions, with the goal of establishing a sustainable and trackable property service evaluation indicator system.
Research scope
In November 2017, CEIDEA Research was commissioned by Vanke Property Management Development Co., Ltd. to conduct in-home interviews in Suzhou, Shenzhen, and Qingdao. The research targeted owners of Vanke Property Management's managed projects as well as owners of adjacent projects (i.e., projects in the "butterfly zone"). The study focused on core dimensions such as gate access and security, cleaning and landscaping, property maintenance, fire safety management, community cultural activities, and customer service, to comprehensively evaluate owner satisfaction and service experiences. Additionally, by measuring owners' willingness to recommend the property service brand, frequency of complaints or grievances, and word-of-mouth behavior, the research analyzed existing service shortcomings and areas for improvement, thereby assessing customer loyalty and brand attraction potential, and ultimately establishing a property service evaluation model and indicator system.
Expected outcomes
The research findings will provide scientific support for Vanke Property Management in identifying service weaknesses, optimizing product design, and enhancing service experiences. It will further establish a stable and trackable service evaluation mechanism, and drive service innovation and implementation based on authentic owner feedback. By quantitatively analyzing the relationship between owner satisfaction and brand loyalty, the research will assist the company in formulating more targeted customer relationship management and service improvement strategies, ultimately achieving the expansion of brand influence through word-of-mouth and the stabilization of a robust customer loyalty system.
