Property Service Satisfaction Study

Company overview

Junhua Group Co., Ltd. is a large private enterprise group guided by a diversified strategic approach, with business operations spanning real estate development, financial investment, metal and automotive trading, and new community operations. Centered in Guangzhou, the group has operations in over 20 major Chinese cities and extends internationally. Leveraging forward-looking capital allocation strategies and a platform-based industrial development model, the group achieved annual sales exceeding RMB 25 billion, positioning itself as one of China's most influential comprehensive enterprise groups.

Research background

As market competition intensifies and consumer demands continue to evolve, real estate developers face higher expectations in product design and service management. As one of the core business segments of the group, Junhua Real Estate aims to enhance the quality of property services in existing projects and refine product design strategies for new developments. To this end, the company plans to systematically understand the real living experiences and service feedback of long-term residents, identify service weaknesses and improvement opportunities, and leverage resident suggestions to optimize future project planning and development decisions, establishing a closed-loop mechanism for service enhancement and product upgrading.

Research scope

In August 2017, CEIDEA Research was commissioned by Junhua Real Estate to conduct a satisfaction survey via telephone interviews with owners of existing residential projects under the Junhua group. The study primarily focused on two key areas: first, residents' satisfaction with existing projects, including assessments of building quality, community facilities, property management services, and after-sales support; second, collecting product recommendations for future new developments, with emphasis on residents' preferences and expectations regarding floor plan design, functional spaces, supporting facilities, and smart technology applications. A structured questionnaire was employed, with sample stratification based on the customer lifecycle model.

Expected outcomes

The final research report will comprehensively present the authentic feedback from long-term residents regarding residential products and community services, clearly identifying current service pain points and product iteration needs. Through systematic analysis of satisfaction indicators and actionable recommendations, the report will provide data support for the company to optimize its current property management systems, improve customer satisfaction, and achieve precise positioning in new project development by effectively meeting market demands. This will further enhance brand reputation and customer loyalty, driving sustainable development within the group's real estate sector.
