Shenzhen Qingchengda Property Management Co., Ltd. was established in 2000 and is a member unit of the Shenzhen Property Management Association. The company has long been committed to delivering an efficient, integrated property service model tailored to client needs. With a strong management philosophy and extensive service experience, Qingchengda now manages a diverse range of projects across the Greater Bay Area, including Class A office buildings, commercial complexes, luxury villas, and residential communities. It enjoys a high level of professional reputation and operational excellence within the property management industry

Research background

As residents' living standards continue to improve, users are placing greater demands on the experience and professionalism of property services. In an increasingly competitive property management market, owner satisfaction has become a key factor influencing a property management company's reputation and customer loyalty. Qingchengda Property Management places significant emphasis on service quality and client feedback, having conducted satisfaction surveys for multiple consecutive years. This study aims to evaluate the effectiveness of service improvement initiatives implemented over the past year, track changes in user satisfaction levels, and provide actionable, data-driven insights for future service optimization.

Research scope

In September 2019, CEIDEA Research was commissioned by Shenzhen Qingchengda Property Management Co., Ltd. to conduct a targeted satisfaction survey among users of residential and commercial property projects. The survey sample included users from various occupancy periods and property types—residential, office, and commercial—collecting comprehensive feedback on service personnel quality, facility maintenance, security management, environmental hygiene, and complaint resolution efficiency through a structured questionnaire combined with face-to-face interviews. The study also focused on users' basic needs and latent expectations, systematically analyzing service strengths, weaknesses, and performance disparities, while gathering specific suggestions and recommendations.

Expected outcomes

The findings will provide Qingchengda Property Management with multi-dimensional, layered user feedback, enabling a comprehensive assessment of current service improvement effectiveness and the identification of key areas for enhancement. The research results will support the company in refining service standards, strengthening employee training, and optimizing client communication mechanisms, while enabling differentiated service strategies tailored to various project types. Additionally, by leveraging data to understand user psychology and behavior, the company will enhance user retention and brand loyalty, solidifying its competitive edge in the regional market and advancing its service quality toward sustainable, high-level development.
