Research background
As urban residents' living standards continue to improve, expectations for property services have become increasingly diverse and refined. In its deep engagement with residential property management in Shenzhen, Yi'an Property Management urgently seeks to conduct a systematic survey to understand the real needs and satisfaction levels of homeowners, identify service shortcomings, and enhance overall service quality and customer loyalty. To optimize service capabilities across projects, the company requires regular on-site research of its managed communities. By conducting cross-sectional and longitudinal comparisons, the study aims to clarify improvement directions and help establish a sustainable service management system.
Research scope
In November 2019, CEIDEA Research was commissioned by Yi'an Property Management to conduct a specialized satisfaction survey on four key residential projects under its Shenzhen operations: the Duiwei Central Phase I and Phase II, Lu Yuan Phase I, Rui Zhi Hua Ting, and He Kang Garden. The study involved over 5,000 homeowners through in-person interviews, using both structured questionnaires and face-to-face interviews to ensure broad coverage and in-depth insights. The research covered multiple dimensions including service response, facility maintenance, security assurance, environmental management, and communication mechanisms. By comparing different communities and building units across the board, and by analyzing trends over time against previous survey results, the study aims to identify common and differentiated needs, providing precise data support for future service improvements.
Expected outcomes
The research findings will provide Yi'an Property Management with data-based insights into homeowners' evaluations, concerns, and recommendations regarding current services, helping the company identify service pain points and prioritize improvement initiatives. The results will assist the client in enhancing community infrastructure, optimizing property service processes, and improving resident satisfaction and loyalty.
