Feasibility Study for New Hospital Construction

Company overview

Dongguan Kanghua Hospital was established in 2002 as a large-scale, eco-friendly, garden-style, Class III private hospital, funded by the Dongguan Kanghua Group with an investment of 2.6 billion RMB. The hospital spans a total area of 350,000 square meters, including 260,000 square meters for medical facilities and 90,000 square meters for residential areas. Its outpatient department has a daily capacity exceeding 10,000 patients, integrating medical care, research, teaching, and preventive health services. Recognized for its high-quality medical services, advanced infrastructure, and favorable environmental conditions, Kanghua Hospital has become one of the most influential comprehensive healthcare providers in the Pearl River Delta region.

Research background

To further expand its brand influence and service coverage, Kanghua Hospital plans to establish a new hospital site in the Guangzhou region, with a primary focus on the KeYun Road district in Tianhe District. The hospital will engage in land lease negotiations with the local collective economic organization (Tangxia Village). This area boasts convenient transportation, dense population, and a vibrant economy, demonstrating strong development potential. However, as an external, high-end private healthcare provider, the project faces significant uncertainties in site selection, positioning, construction, and early-stage operations. A professional market research study is urgently needed to identify risks, validate market demand, and clarify the competitive landscape, ensuring rational investment and precise positioning.

Research scope

In April 2017, CEIDEA Research was commissioned by Dongguan Kanghua Hospital to conduct a medical market feasibility study in the KeYun Road subdistrict of Tianhe District, Guangzhou. The research methodology encompassed macro-level policy analysis, commercial district resource surveys, competitor institution assessments, and quantitative consumer interviews. Key research areas included: local medical development policies, the regulatory environment and approval processes for private healthcare operations; demographic characteristics, residential density, consumption capacity, and community resources surrounding the proposed site; the number, level, departmental structure, specialty services, and patient feedback of existing medical institutions in the area; the current status of physician and nursing talent reserves and the difficulty of recruitment; and specific consumer behaviors and attitudes regarding healthcare decision-making, service preferences, price sensitivity, acceptance of premium private healthcare, and information sources. Through comprehensive, multi-dimensional analysis, the study will provide scientific support for market entry feasibility, differentiated positioning, discipline planning, service design, and communication strategy.

Expected outcomes

The research findings will provide Dongguan Kanghua Hospital with comprehensive and systematic data support for establishing a new hospital site in Tianhe District, Guangzhou. The results will help clarify the project's market entry point and development potential in the region, assess potential competitive pressures and human resource adequacy, and accurately identify the target customer base and their core needs. The study outcomes will assist the hospital in formulating a scientifically sound site selection strategy, service layout, business model, and marketing approach, thereby reducing market entry risks and promoting the efficient and sustainable development of Kanghua Hospital in the Guangzhou region.
