Feasibility Study for a Theatre Construction Project

Company overview

Yidao Cultural Design (Shenzhen) Co., Ltd. is a creative enterprise specializing in the planning and design of cultural spaces and urban public art projects. The company provides an end-to-end service to government and institutional clients, covering cultural research, spatial design, operational planning, and on-ground implementation. With long-term collaboration with cultural and tourism projects, art institutions, and design firms across China, the company has extensive experience in large-scale cultural venues and public facility projects. This project was commissioned by Dongguan Houjie Town Government to conduct preliminary planning and feasibility research for the Houjie Grand Theatre project.

Research background

In response to the city's 'Cultural Power City' strategy, Houjie Town has been actively advancing the goal of becoming a 'Musical Theatre Capital' under Dongguan's vision. A landmark theatre is planned within the cultural core zone of Houjie Town, serving both local residents' cultural needs and acting as a key driver to attract high-end populations and enhance the area's livability. As a key component of the future cultural center of Houjie Town, the theatre will play a multifaceted role in enriching urban cultural offerings, promoting arts accessibility, and advancing cultural and tourism integration. Prior to official project approval, the Houjie Town Government seeks to leverage professional research methods to comprehensively assess the market foundation, usage feasibility, and design requirements for the project.

Research scope

In March 2019, CEIDEA Research, jointly commissioned by Yidao Cultural Design (Shenzhen) and the Houjie Town Government, conducted a preliminary feasibility study for the Dongguan Houjie Grand Theatre project. The research employed a combination of desk-based analysis, field visits to similar projects, in-depth interviews with potential users, and consumer survey data to comprehensively analyze the positioning and development potential of theatres within the regional cultural ecosystem. By reviewing operational models and audience profiles of domestic and international theatre projects, the study identified management practices and audience characteristics. Through in-depth interviews with potential users—including performance troupes, educational institutions, and cultural organizations—the study clarified actual needs regarding theatre space, functional configurations, scheduling requirements, and operational mechanisms. Additionally, through a questionnaire survey of residents in Houjie and surrounding areas, the study analyzed local consumers' preferences, viewing frequency, and expectations for cultural experiences, enabling a scientific assessment of market demand, operational pathways, and architectural functional requirements.

Expected outcomes

This study produced a comprehensive and systematic feasibility assessment report for the theatre project, covering market conditions, user requirements, consumer acceptance, and recommendations for functional design. The findings provided decision support for the Houjie Town Government in justifying the project's necessity and feasibility from perspectives including cultural supply structure, cultural and tourism integration value, and economic impact. Additionally, the report offers design recommendations on spatial layout, service facilities, and circulation organization, ensuring that the theatre design aligns with future operational and usage demands and ultimately becomes a cultural landmark and a hub of urban vitality in Houjie Town
