Research background

The Yue Hui Tian Di project is located in the core area of Lin'kong New City, Huangpi District, Wuhan, adjacent to Tianhe Airport, Metro Line 2, and multiple major urban roads. It is a key, youth-oriented commercial complex under development in the region. The project aims to attract young consumers by offering a diversified commercial space integrating trendy lifestyles, personalized retail, and social entertainment functions. However, during the design refinement phase, a systematic understanding of the target group's lifestyle, product preferences, and commercial needs is required to guide precise functional configuration, spatial layout, retail mix, and product messaging. To this end, Honglong Property Development Co., Ltd. commissioned CEIDEA Research to conduct a specialized market study to help accurately position the project.

Research scope

In April 2020, CEIDEA Research was commissioned by Honglong Property Development Co., Ltd. to conduct a comprehensive customer segmentation and demand insight study for the Yue Hui Tian Di project. The research sample included young office workers, newlyweds, middle-class professionals, and airport-adjacent residential commuters in Huangpi District and Wuhan's central urban area—potential homebuyers and consumers. Using a mixed-method approach combining quantitative questionnaires and qualitative in-depth interviews, the study systematically explored respondents' housing intentions (investment or self-occupation), preferences for finished interior brands, design styles, functional requirements, and budget tolerance. It also examined expectations for sky-lift shared spaces (such as fitness, reading, and rest areas), as well as interest in the commercial street's content and preferred retail formats. Additionally, the study analyzed information sources, home-buying decision processes, and brand awareness preferences, providing strategic input for the project's communication language and sales guidance.

Expected outcomes

This research will help the Yue Hui Tian Di project accurately identify its core target customer group—primarily young consumers—and build a comprehensive profile encompassing their lifestyle patterns, consumption behaviors, housing motivations, and aesthetic preferences. The findings will provide direct guidance for the project's residential finished interior standards, additional functional configurations, and optimization of shared space content. Furthermore, by analyzing interest in commercial street retail formats and offering scene-based recommendations, the study will provide direction for commercial district positioning, leasing planning, and operational strategies. Ultimately, the final research report will provide data support for the project's product design, spatial planning, marketing approach, pricing strategy, and communication tone, enhancing its market appeal and competitive differentiation in the regional market.
