Research background

As the entrepreneurial environment continues to improve, the number of small and medium-sized enterprises (SMEs) has grown rapidly, leading to increasingly diverse and flexible office space demands. The co-working model, due to its cost-effective, flexible lease terms, and shared resource advantages, has become a preferred choice for many SMEs. To accurately assess the opportunities and challenges within this market segment, Rongke Intelligence Land has commissioned a specialized study to understand the actual needs and expected returns of SMEs regarding co-working spaces. The findings will provide early data support for future project design and operational model development.

Research scope

In September 2018, CEIDEA Research was commissioned by Rongke Intelligence Land to conduct a focused study on the needs of small and medium-sized enterprises regarding co-working space. The research targeted 28 senior managers from SMEs across key industries, employing in-depth face-to-face interviews to comprehensively understand their actual requirements and pain points in office space selection, service amenities, cost tolerance, shared resources, and spatial flexibility. A price sensitivity test was also conducted. Meanwhile, the study integrated desk-based research findings on macroeconomic policies, regional development trends, and office market dynamics, providing a cross-market comparison and longitudinal evolution analysis of the co-working sector.

Expected outcomes

The information and conclusions derived from this study systematically present the characteristics of SMEs' demand for co-working spaces, their usage preferences, and potential acceptance levels, clearly defining market size and development trends. The research findings provide Rongke Intelligence Land with reliable, data-driven insights and strategic recommendations in areas such as project functional positioning, spatial configuration, service planning, and business model innovation, serving as a solid basis for its strategic expansion into the emerging office space sector.
