Research scope
In December 2014, CEIDEA Research was commissioned by Hengjie Tafu Property Holdings Limited to conduct an in-depth market study of the commercial environments surrounding its shopping mall projects in Shanghai, Suzhou, and Chengdu. The research covered four key modules: first, a comprehensive district retail audit to analyze the distribution of commercial resources, foot traffic patterns, and population density around each project; second, competitive analysis to compare the retail formats, brand portfolios, operational models, and customer profiles of similar shopping malls; third, interviews with existing tenants to assess their perceptions of local consumer strength and commercial atmosphere; and fourth, intercept interviews with consumers to gather insights on their preferences for consumption environments, demand for retail formats, price sensitivity, and expectations for future commercial developments. The study combined both quantitative surveys and qualitative interviews to provide a holistic picture of the regional commercial environment and target audience profiles.
