Research background

As the commercial development of the Changsha Wangfu Charm City project is about to commence, it is essential to scientifically formulate a leasing strategy and accurately define the commercial planning framework. This requires a comprehensive understanding of the surrounding market environment and consumer behavior characteristics. Particularly in a context where urban commercial competition is intensifying and consumer demands are rapidly evolving, a systematic investigation into the economic conditions, population structure, competitive landscape, and behavioral patterns of potential merchants and consumers is crucial for achieving precise leasing strategies and optimal business format positioning.

Research scope

In June 2017, CEIDEA Research was commissioned by the Changsha Wangfu Charm City project to conduct an in-depth study of the commercial area influenced by the project. The research encompassed three key dimensions: First, a macro-environmental analysis of the commercial district, including regional economic development levels, urban planning directions, permanent population structure and mobility patterns, and the layout and competitive dynamics of surrounding commercial projects; Second, a survey of potential merchants' investment intentions, focusing on their specific expectations regarding rental rates, facility requirements, and lease duration; Third, a consumer-focused study on satisfaction levels, consumption behaviors, and media exposure habits, delving into preferences in shopping, dining, and leisure activities, and incorporating feedback from on-site project experience tests to evaluate the appeal of the commercial offerings and identify areas for improvement.

Expected outcomes

This research will provide the Changsha Wangfu Charm City project with comprehensive data insights spanning the macro-environment, merchant investment psychology, and consumer behavior, enabling the project team to accurately grasp the commercial development trends and consumption patterns of the target area. The findings will serve as a solid reference for formulating leasing strategies, designing business format combinations, and planning commercial facilities, thereby enhancing operational efficiency, strengthening market competitiveness, and ultimately achieving a dual uplift in commercial value and brand image.
