Hefei Yingfu Real Estate Development Co., Ltd. is a real estate development subsidiary established by the China CITIC Capital Group in Hefei. CITIC Capital Holdings Limited was founded in 2002 and headquartered in Hong Kong, a comprehensive financial institution specializing in private equity investment, structured financing, asset management, and venture capital, with branches across multiple major global cities. Yingfu Real Estate is responsible for the development and operation of CITIC Capital's key commercial project in Hefei—the Yuefang IDmall. Located at the intersection of Luzhou Avenue and Ziyun Road in the core area of Binhu District, the project is situated in a prime urban commercial location.

Research background

With the rapid advancement of urban construction in the Binhu New Area, commercial formats are becoming increasingly diverse. As a newly developed commercial landmark, the Yuefang IDmall urgently requires a clear commercial positioning, consumer segments, and brand identity during its early development phase to optimize future operations and leasing strategies. To achieve precise market positioning and enhance its competitive edge within the region, Hefei Yingfu Real Estate needs in-depth research on surrounding areas and potential consumer groups.

Research scope

In November 2017, CEIDEA Research was commissioned by Hefei Yingfu Real Estate Development to conduct market research on the Yuefang IDmall project. The study employed a combined qualitative and quantitative approach, with a regional census covering residential and commercial properties within a 5-kilometer radius of the project. Basic data such as population demographics, property types, and commercial district vitality were systematically collected. Additionally, through focus group discussions (FGD) and on-the-spot questionnaire interviews, the research explored the lifestyles, consumption habits, brand awareness, preferred retail formats, and perceptions and expectations of the Yuefang IDmall among potential consumers along Metro Line 1 and in the surrounding areas.

Expected outcomes

This research provided the client with detailed consumer profiles, accurate identification of consumer segments, and key regional commercial opportunities. It helped clarify the commercial positioning and brand mix strategy for the Yuefang IDmall, and offered systematic recommendations on leasing strategies, operational planning, marketing promotion, and experiential optimization. The findings will significantly enhance the project's market entry precision and long-term operational efficiency, providing strategic support for the successful operation of the project.
