Lüding International is a flagship commercial development meticulously crafted by Xianlong Real Estate Development Group Co., Ltd., representing a key strategic initiative in the group's expansion into Changzhi's central urban business district. With years of experience in real estate development, Xianlong Group has built extensive expertise in the planning and operation of large-scale urban complexes, committed to injecting modern commercial vitality into the city. Lüding International spans approximately 170,000 square meters and is planned in two phases. Phase one includes a Class-A Grade 5 office building, a five-star hotel-style apartment complex, and a three-story British-style commercial street. By integrating international perspectives with local culture, the project aims to establish a new benchmark for high-quality living and business environments.

Research background

With the accelerated urbanization of Changzhi, the potential of the city's core commercial districts continues to grow. As the first phase of the Lüding International commercial street is set to launch, it is essential to gain a deep understanding of local consumers' actual consumption habits, preferences, behavioral patterns, and key concerns during the early development stage. This will enable the project's advisory team to refine the project's retail mix, brand recruitment strategy, and market positioning to better align with the real needs of local consumers, thereby enhancing the precision of commercial operations and the overall success of project implementation.

Research scope

In October 2017, CEIDEA Research was commissioned by Xianlong Group to conduct consumer behavior research on the surrounding areas of the Lüding International project and key commercial districts in Changzhi. The study employed a mixed-method approach combining quantitative questionnaires and qualitative interviews, focusing on consumers' lifestyles, consumption frequency, commercial attitudes, brand preferences, price sensitivity, shopping routines, and recreational needs. Comparative analysis was conducted against existing competitive commercial projects in Changzhi to identify differentiated consumer characteristics and latent demand across different commercial districts. Research participants included homemaker women, white-collar professionals, young consumers, and parent-child families.

Expected outcomes

This research will provide data-driven insights to support the retail planning of Lüding International, assist Xianlong Group in refining project positioning, optimize the spatial layout and brand recruitment strategy, and enhance the project's market appeal and operational efficiency. The final report will effectively support the project's differentiation strategy, meet the diverse and multi-layered consumption demands of local consumers, and strengthen the project's commercial value and long-term sustainability.
