For many years, Vanke has maintained a leading position among the Top 500 Chinese enterprises, and its development quality and brand influence in the real estate sector are widely recognized. To meet diverse urban living needs, Vanke has continuously expanded its commercial and community operations, launching community retail brands such as 'Vanke Li' to enhance overall urban integration and operational capabilities.

Research background

With urban renewal and the evolving patterns of community lifestyle, traditional commercial districts are encountering challenges such as outdated retail formats and weak customer retention. How to develop more attractive and operationally efficient community retail spaces has become a central issue for developers. In 2017, Vanke aimed to implement its 'Vanke Li' commercial projects across the country and to achieve precise leasing and retail format optimization. To this end, a comprehensive study of the consumption behaviors, preferences, and satisfaction levels of target consumers within a 1-kilometer radius of the project sites was urgently needed to support commercial positioning and leasing strategy formulation. Research Scope In March 2017, CEIDEA Research was commissioned by Vanke to conduct a systematic market study of residents within a 1-kilometer radius of the Vanke Li commercial project. Through a combination of questionnaire surveys and on-site interviews, the research collected data on consumer shopping frequency, product preferences, satisfaction with existing commercial areas, pain points, desired new brand types, and shopping behavior patterns. The study analyzed consumer demographics and demand alignment, assessed the appeal and potential for adjustment of current retail formats, and provided a consumer behavior map and recommendations for retail space optimization. Expected Outcomes The research provided Vanke Li's commercial operations team with comprehensive data support, enabling them to clearly identify core consumer needs, pinpoint weaknesses in leasing strategies, and optimize retail mix structures to enhance customer loyalty and conversion efficiency. Ultimately, the findings helped establish a more market-competitive community retail model, laying a solid foundation for future investment attraction and operational improvements.
